2. Consent Agenda - these items are considered routine by the Planning and Zoning Commission and will be enacted by one motion. All items approved by Consent are approved with any and all staff recommendations. There will not be separate discussion of these items. If the Commission desires to discuss an item on the Consent Agenda, it will be moved (at the request of two Commissioners) to the Regular Agenda for further consideration.

B. Replat RP20-21: Midway Place Addition - Proposed Replat of Lots 2, 4, and part of Lot 6 in Block 6 of the Midway Place Addition, being 0.55 acres of land adjoining the north corner of Sulphur Springs Road and Thrush Lane and currently addressed as 304 Sulphur Springs Road in Bryan, Brazos County, Texas. 3. Request for Approval of Zoning Changes - A Public Hearing will be held for each item (Commission makes recommendation; City Council has final approval).

A. Rezoning RZ20-18: Chandler Arden - A request to change the zoning classification from Agricultural – Open District (A-O) to Planned Development – Housing District (PD-H) on 29.99 acres of land out of the Stephen F. Austin League No. 10, A-63, adjoining the south side of Siegert Drive between Old Hearne and Tabor Roads, and currently addressed as 2901 Old Hearne Road, in Bryan, Brazos County, Texas. (K. 4. Proposed Amendments to the text of Bryan's Code of Ordinances - A Public Hearing will be held for each item (Commission makes recommendation; City Council has final approval).

A. A proposal to amend the text of Bryan Code of Ordinances, Chapter 62, Land and Site Development, specifically by reducing minimum side and rear building setbacks from 7.5 feet to 5 feet for certain zoning districts. (S. Bergman)

A proposal to amend the text of Bryan Code of Ordinances Chapter 62, Land and Site Development, Article VII, Landscaping, specifically to establish a scope and purpose for landscaping regulations, clarifying building site landscaping requirements, amending standards to incentivize the protection and preservation of existing old growth trees, and removing the ability to plant invasive species.
