2. Consent Agenda - these items are considered routine by the Planning and Zoning Commission and will be enacted by one motion. All items approved by Consent are approved with any and all staff recommendations. There will not be separate discussion of these items. Replat RP20-19: Coulter's Subdivision of McGee - A proposed Replat of part of Lot 1 in Coulter's Subdivision of McGee, being 0.48 acres of land adjoining the northeast side of Nuches Lane, approximately 120 to 250 feet southeast of its intersection with Colson Road and currently addressed as 1907 Nuches Lane in Bryan, Brazos County, Texas. 3. Requests for Approval of Exceptions from Design Standards of the Subdivision Ordinance (Bryan Code of Ordinances Chapter 110) - A Public Hearing will be held for each item (Commission has final approval).

A. Planning Exception PE20-01: Greenbelt Group, LLC - A request for approval of an exception from the maximum 2000-foot block length allowed in subdivisions with lots equal to or greater than one acre, to allow a new street extension with a block length of up to 2,054 feet in the proposed subdivision of approximately 41.74 acres of vacant land out of the Richard Perry League, Tract 12.2 (proposed Hidden Oaks Subdivision – Phase 3), adjoining the southeast side of FM 1179 between Hidden Trail and Steep Hollow Circle in Bryan's extraterritorial jurisdiction (ETJ) in Brazos County, Texas. 4. Request for Approval of Variance to Standards - A Public Hearing will be held for each item (Commission has final approval; applicants may direct appeals to City Council).

A. Planning Variance PV20-08: Manley Homes - A request for approval of a 0.9-foot variance from the minimum 5-foot side building setback generally required according to the Planned Development District – Housing (PD-H) which applies to this property, to allow the construction of a detached dwelling to extend within 4.1-feet of the southern property line, being Lot 18 in Block B of the Northcrest Cottages Subdivision and is currently addressed as 1934 Basil Court in Bryan, Brazos County, Texas. B. Planning Variance PV20-10: Edgar Gonzalez Morales - A request for approval of a 3.12-foot variance from the minimum 100-foot lot depth generally required on properties zoned Residential District - 5000 (RD-5), to legitimize an existing illegally subdivided lot with a minimum lot depth of 96.88-feet, on 0.11 acres of land adjoining the north side of Stevens Drive, approximately 900 to 950-feet east of its intersection with North Texas Avenue, proposed to be Lot 4R-2 of the Williams Subdivision, and currently addressed as 2014 Stevens Drive in Bryan, Brazos County, Texas.
